How it works
VA loans are guaranteed by the U.S. Department of Veterans Affairs. That guarantee is why many eligible borrowers can buy with no down payment and no monthly mortgage insurance, which can make a meaningful difference in the monthly payment.
May be a good fit for
- Veterans, active-duty service members, and eligible National Guard and Reserve members
- Some surviving spouses
- Buyers who want to keep cash in the bank instead of putting it all down
- Buyers moving near a base or relocating on orders
Good to know
- You'll need a Certificate of Eligibility (COE), which I can typically help request
- Most borrowers pay a one-time VA funding fee that can be financed; some, such as those with a service-connected disability rating, may be exempt
- VA loans are for primary residences
- The VA appraisal also checks that the home meets minimum property requirements
